The Regional Property Manager will oversee a portfolio of properties in the NW DC region with approximately 1250 units among multiple assets. The RPM will ensure a safe and attractive living environment for residents and a great place to work for associates, exceptional quality and service, sustained resident satisfaction and associate engagement, operational efficiency, and meets the financial objectives of ownership and management. The RPM will have multiple direct reports who manage the day-to-day operations of the assigned assets.
Primary Responsibilities Regional Property Manager will be responsible for all operations of his or her apartment portfolio, with an emphasis on optimizing revenue and NOI, preserving assets, creating and enforcing policy for efficiency in operations, developing team members, and creating a positive work environment including:

- Promote and cultivate a corporate culture of respect and empathy and a high level of professionalism, a sense of community, customer service, attention to detail and pride of work for both the residents and staff.
- Continual focus on working to increase income and minimize operational costs to achieve the highest possible portfolio net operating income through implementation of effective cost control and revenue improvement programs.
- Maintain an ongoing, in-depth knowledge of the market, market rents, market trends and demographics to gain a competitive edge.
- Review monthly financial reports and actual performance to budget monthly.
- Ensure that all Property Managers are focused on the status of their properties on a 90-day forward looking basis and against weekly and 30-day goals. This includes understanding the importance of limiting exposure, the implications of lease expirations and turnover in light of market conditions, and the effects of seasonal and other market cycles.
- Oversee physical inspections of all areas of the assets in order to evaluate their condition relative to health, safety, risk management, asset preservation, customer service, and company standards.
- Recommend and assist with executing needed capital improvements.
- Develop annual operating budgets.
- Recruit and retain a team of service-oriented, business-minded property management professionals consistent with standards of being the best in the industry by setting goals, creating a collaborative work environment, recognizing team efforts, coaching through challenges and supporting career path goals.
- Train and develop a team of Property Managers so that as a company we can promote from within as a rule, not an exception.
- Develop a sales culture where everyone at the property level understands that their main role is to lease apartments and retain residents.
- Ensure that Property Managers are proactive in setting rents and positioning their properties. Review weekly, taking into account lease expirations, make-ready costs, etc. in order to minimize turnover costs.
- Participate in establishing each property's pricing strategy. Additionally, develop and implement appropriate rent renewal strategies and sales and marketing plans to effectively maximize rental income.
- Develop and maintain positive working relationships with internal and external customers.
- Set high expectations for consistent delivery of our brand promise of People First for our customers.
- Implement or direct the implementation of all policies and procedures as authorized in the Company policy and procedures manuals. Ensure compliance as necessary.
- Establish relationships in the real estate industry to benefit the Company and assist with its marketing goals.
- All other duties assigned.
Required Education and Experience - 5-8 years of progressive residential property management responsibility required
- Multi-site management experience is required
- Prior successful experience and understanding of multi-family residential property management with exposure to conventional/market-rate, rent control and affordable housing
- Proven ability to attract and develop successful teams and leaders
- Must have a valid driver's license
- Comprehensive knowledge and understanding of multifamily operations including financial reports, ability to define issues of concern, and act to effectively problem solve
- Exceptional background managing/marketing communities and motivating teams
- Excellent knowledge of eviction law, Fair Housing, and other legal issues affecting property management

Preferences - Yardi or similar property management software, Business Intelligence, Rent Dynamics and RapidSoft
- Fluent in Microsoft Office, Excel and Outlook
- Tax credit and Housing voucher experience
- Hold a current DC PM license or in process of obtaining

The market-based pay range for this role is $120,000-$145,000 annually (plus additional bonus incentives). The final salary offered will generally fall within this range and is dependent on various factors including but not limited to the responsibilities of the position, experience, skill set, internal pay equity and other relevant qualifications of the applicant.
